2011 in Review: The Plaza Lofts at Kierland Commons Sales Update

Arizona’s high season is in full swing, with Barrett-Jackson just past, the Waste Management Phoenix Open almost underway and Spring Training 2012 around the bend. In addition to the aforementioned winter and spring flings, this year’s roster also includes Arizona’s Centennial. A milestone to be celebrated!
All of those things are good news, and to quote country singer Alan Jackson, too much of a good thing is a good thing. So we thought we’d dedicate this week’s post to the good thing that is good news – specifically as it relates to our Scottsdale AZ real estate market.
- Arizona is among the top three states where international home-buyers invest in a nest. We are ranked no. 3, right behind Florida and California. (Texas nips at our heels in fourth place.)
- Though California still is the golden choice among many global purchasers, Arizona has won over the Canadians. According to this article from Inman News, Canadians are “loonie” for Arizona real estate. That’s great, and we’ve found it to be true – as we have several Canadians who live at The Plaza Lofts at Kierland Commons, some year-round and others on a part-time basis. They are crazy about the lifestyle unique to Kierland Commons, and they love the state’s sunshine and seemingly endless activities roster.
- Despite the fact 2011 proved challenging for our market and the economy in general, The Plaza Lofts sold 12 luxury condos last year for upwards of $10.2 million. We were pretty excited about that – and our excitement continues as the dawn of 2012 has already yielded a rising interest in our Kierland Commons condo community and an increase in traffic to our sales center.
- Finally, media outlets are reporting on glimmers of hope for the real estate industry, including the Phoenix Business Journal and Wall Street Journal. This week, Inman News reported that Walk Score raised $2 million to stay afloat. This is a good thing. Don’t know about this good thing called Walk Score? It’s a website that uses the proximity of amenities – e.g., restaurants, schools, grocery stores, libraries, cafes, etc. – to generate walkability ratings for neighborhoods throughout the United States, Canada and New Zealand. This site comes in handy in the real estate realm, offering agents and homebuyers insights on what amenities are footsteps away from any given property.
The award-winning Kierland Commons opened in 2000, long before Walk Score existed (it launched in 2007). But the pre-automobile Main-Street-style setup – the one that lends best to walkability – is the very thing that inspired the layout for Kierland Commons and serves as the basis for the Walk Score analysis.
